00Information and acceptance of conditions
General terms and conditions of use applicable to the espacioGijón tourist apartments. Making a booking, completing online check-in or accessing the accommodation implies full knowledge and acceptance of these conditions.
01Property identification
The tourist apartments covered by these conditions are registered with the Tourism Registry of the Principado de Asturias under the following licence numbers:
- VUT-178-AS — espacioGijón Centro
- VUT-22-AS — espacioGijón Poniente
Each property displays an identification plaque by the main entrance, in compliance with current regional tourism regulations.
02Bookings and financial conditions
2.1Booking confirmation
Bookings may be made through the usual distribution platforms or directly with the owners. To confirm a booking, a deposit of 25% of the total amount or a credit card guarantee will be required.
2.2Payment of the remaining balance
The remaining balance (75%) must be paid before arrival. Accepted payment methods are:
- Secure payment link
- Credit/debit card on arrival
- Bank transfer
- Payment through the booking platform
2.3Cancellation policy

2.4Liability for damages
The booking holder is responsible for any deterioration or damage caused to the accommodation, its furniture or equipment during the stay. The owners may claim the cost of repair or replacement of damaged items. The owners accept no liability for personal items lost or damaged during the stay.
03Occupancy, check-in and check-out
3.1Declaration of occupants
All occupants must be declared at the time of booking. Exceeding the maximum capacity of each apartment is strictly prohibited. The owners reserve the right to deny access in the event of non-compliance with this rule.
3.2Required documentation
All adults must complete the online registration form through the SES.Hospedajes system, in compliance with traveller registration regulations. This procedure is mandatory in order to obtain the access code to the accommodation.
3.3Check-in and check-out times
Failure to check out by the established time may result in a charge equivalent to the amount of one full night.
04House rules, behaviour and prohibitions
4.1General principles
The accommodation is located in a building subject to the regime of horizontal property. Guests must maintain a respectful and civic attitude towards neighbours and the surrounding area at all times.
4.2Quiet hours

During quiet hours the following are prohibited:
- Playing music at high volume
- Holding conversations in the building's common areas
- Moving furniture or objects that generate noise
Repeated violation of these rules shall constitute sufficient grounds for immediate eviction without any right to a refund.
4.3Prohibition of parties and events
The organisation or holding of the following is expressly prohibited:
- Parties of any kind or scale
- Social events or gatherings involving persons not included in the booking
- Hen/stag parties
- Birthday celebrations
- Afterparties or other festive gatherings
Violation of this rule will result in: immediate eviction from the accommodation, full retention of the amount paid, extraordinary cleaning charges and possible legal action.
4.4Specific prohibitions
Additionally, the following are prohibited:
- Accommodating persons not declared in the booking or exceeding the maximum capacity of the apartment
- Introducing or storing explosive or flammable materials
- Smoking inside the accommodation (minimum charge of €50 in case of non-compliance)
- Consuming or storing toxic or narcotic substances
- Carrying out works, installations or modifications without prior written authorisation from the owners
- Bringing animals, except duly accredited assistance dogs
- Using appliances that significantly alter water or energy consumption
- Subletting, transferring or using the accommodation for purposes other than tourism
- Offering paid lodging to third parties
05Services included in the price
The price of the stay includes the following services and provisions:
- Bed linen and towel set
- Fully equipped kitchen: crockery, cutlery, glassware, cooking utensils, fridge, freezer, microwave and coffee maker
- Basic cleaning kit: cloth, scouring pad, tea towel, kitchen roll, napkins and washing-up liquid
- Cleaning equipment: mop, dustpan and brush, broom
- Ironing board and iron
- Water, electricity and gas consumption within normal usage parameters
Cleaning service during the stay is not included in the price.
06Cleaning and condition of the accommodation
The final cleaning and laundry are the owners' responsibility and are included in the price of the stay.
The guest is required to leave the accommodation in a reasonably tidy and hygienic state at the end of their stay. Excessive mess requiring extraordinary cleaning work will result in a minimum charge of €50, which may increase depending on the extent of the work required.
07Responsibilities and sanctions
7.1Guest liability
The booking holder assumes full civil and financial liability for their own actions and those of the persons accompanying them. The guest shall bear the cost of any fine or administrative penalty arising from non-compliance with these conditions.
7.2Eviction and contract termination
Violation of these conditions entitles the owners to immediately terminate the accommodation contract, which may result in:
- Immediate eviction from the accommodation, with possible assistance from the Security Forces (art. 32.2 of Asturias Regional Law 7/2001 on Tourism)
- Full forfeiture of the total amount paid for the stay
- Claims for damages caused and extraordinary expenses incurred
- Initiation of civil and criminal proceedings as appropriate
08Guest information
In accordance with current tourism regulations, guests have access to:
- Complaints forms, available upon request
- Tourism Inspection Book, available at the accommodation
Complaints may be addressed directly to the owners or to the Consejería de Turismo del Principado de Asturias.
09Personal data protection
Personal data provided by guests will be processed in accordance with Regulation (EU) 2016/679 of the European Parliament (GDPR) and Organic Law 3/2018 on the Protection of Personal Data and guarantee of digital rights.
The purpose of the processing is contractual management of the booking and compliance with legal obligations regarding traveller registration. Data will be communicated to the SES.Hospedajes system of the Ministry of the Interior pursuant to a legal obligation.
Data will not be transferred to third parties except where there is a legal obligation to do so.
10Acceptance of conditions
These conditions are published on the accommodation's website and are available in printed form inside both apartments.
Online check-in is carried out through the Partee platform. Signing the registration process implies express acceptance of these conditions.
Accessing the accommodation implies full knowledge and acceptance of all the conditions set out herein. Violation of any of them will give rise to the consequences set out in section 7.
